In the busy-ness of our days, it's easy to get caught up in the midst of everything and not realize how crazy our time management can get warped. Even the best laid plans can run amuck rather quickly. This happens to everyone at some time in their life. So what do you do when you know you are running behind?

I try to be at appointments 5 or 10 minutes before my clients. I also give a 15 minute wait time for them to get there after our appointed time. I have spoken to many other realtors and they have a similar timeframe. All in all, we plan on being at an appointment for 30 minutes just waiting for clients, sometimes without a call.

Now I will say I have several clients that will call and let me know they are running behind or have to reschedule and we do, no problem. Thank you for that.

Clean windows

There is a commercial on tv about how much a clean window can let in additional light. This is true. We may not realized just how much grime gets trapped on the windows and screens. Take a day, grab the ladder, hose, power washer and cleaning agent of your choice and let the sun shine in!! It really does make a difference.

Should I stay or should I go?

There has been much discussion in the past few years about Michigan's economy, housing prices and jobs. Many of the residents have found that they cannot stay and must look into moving to another area. This is not an easy decision for many. There may be a house, children, jobs, families and more to consider in making this decision.
Take some time and talk to your family, employer, realtor and figure out what some options may be. Sometimes in the middle of a crisis we cannot see resolutions.

Guess what? It still is. Now more than ever, you can buy a house relatively cheap and do some minor remodeling and sell for a profit. Will your profit be as much as in previous years, that depends.

* Attach rain barrels to downspouts to make use of the "captured" water and reduce your monthly water bill to water the grass & garden areas

* Walk the perimeter of your house and make sure the grading is appropriate

The calendar says spring is here. The weather, maybe not so much. Either way, now is the time to start preparing or beginning the spring chores.....

* Make sure the gutters and downspouts are attached and free of debris

* Gently rake the grass to remove any thatch

* Spread some fertilizer

* Wash the windows

* Change the heavy window coverings for lighter ones

* Plant some perennials and annuals

Farmers Market

As the weather gets warmer here, we tend to get anxious to do some gardening. What a great time to visit your local farmers market. There are several around the Metro Detroit Area to choose from. With lots of plants, fruits and vegetables, to name a few of the items you are sure to find, most if not all are locally grown. Have fun!!

April Showers

We are beginning to see some heavy rainfall in our area. I went out to a few properties and had to remind the homeowners to re-attach or attach their downspouts. Take a quick minute and walk around your house to make sure these are in place. Remember to make sure the run-off is going away from the foundation for at least 4 feet. This will help preserve the integrity of the foundation.

So you are getting ready to buy/close on a new house. You are offered a home warranty, do you get it? You had an inspection, you saw the house, you have a "good" feeling. What do you do? Well it is up to you. A warranty is a nice feature to have and can be renewable for years after the initial time frame lapses. It is a personal choice and I get one when I buy a new house. Who knows when the furnace will go out, or the water heater peters out, or the dishwasher, washer or dryer. Most of the plans out there offer coverage and the difference between getting a home warranty and repairing/replacing one of these items can be great. Home warranty? For me, absolutely. Your choice.

Even though spring doesn't officially arrive until March 20, this is the weekend we will lose an hour of sleep when daylight savings time begins. So remember, on Saturday night when you go to sleep to move your clocks 1 hour forward. Then be careful driving as there are reports that this move actually increases accidents on the roadways.

We just got our tax information for the current year. Needless to say we will be attending the meeting to dispute our tax assessment on our property.

So what should you take if you are disputing your taxes? Well besides getting the comps in the area, we are having a friend do an appraisal ($350) so I have another professional opinion to take to the hearing and they don't think I am just twisting the facts for my benefit. I'll keep you posted!!

I have been going out with a few clients that are either married or purchasing a house together. Before we go out, I always ask "What is it you are looking for?" Is a ranch preferred? Or a colonial? Small yard or acres? Basement? Garage?

It surprises some of the couples as we go out that they don't necessarily want the same thing after all -
What started as searching for a field/pasture for the goat and cow ends up being a search for acres of trees.
What started as a search for a colonial with 4 bedrooms ends up being a ranch with 3.
What started as a search for a condo ends up being a cute 2 bedroom with small fenced yard.

Just because you think you want one thing, don't be surprised if you change your mind and give in to something else.

Cash purchases

The last post was about cash purchases. And mainly about the condition of the properties. But what is required when you submit an offer for a cash purchase?

Proof of funds will need to be sent with the offer. Proof of funds in your bank account or in your 401k that you can LIQUIDATE. Please make sure you understand the rules and guidelines of your 401k plan before just assuming you can "borrow" against your vested interest.

It's in the paper and on the news. Everyone has heard of a friend of a friend that has purchased a house for $100 or so. Are those properties out there? Sure. Are they move-in ready? No.

While the inventory in the price range of $500 - $5,000 may be great, the condition of those properties typically require work. Be prepared.

Snow

The weather this winter in South East Michigan feels like it has been colder and snowier than the most recent years. After a few snowfalls, it felt like we were constantly shovelling our snow or putting ice melt on the frozen sections of our driveway and sidewalks.

Remember, most municipalities have a snow ordinance stating snow must be removed within 24 hours of a fall. What can happen if you don't remove the snow? You may get tagged with a warning by the municipality. Typically, this states you have 24 hours to remove the snow. If the snow is still there the city may call in their own contractors and remove the snow for you, at a cost! Believe me the difference between what a city charges and what the kid down the street charges is huge!!

Rentals

We have seen many rentals hit the market in the past few months. Many of the property owners are getting anxious thinking their property is going to rent the first day it is listed.

Please keep this in mind tho - while there are many people looking for a house to rent, there are many houses to rent. It may take longer than you originally anticipated before you get that tenant in your property.

Is a home inspection really necessary?

While it may not be necessary for SELLERS to get a home inspection, it may be worth it to see if there are any issues you may have to address before proceeding with a purchase agreement.

If you don't go up in your attic too often, you may not be aware of the lack of insulation. Or a small leak in the roof. Or animals calling your attic their home. While none of these things may cause a buyer to walk, it could or at the very least a delay or reduction in purchase price or additional concessions or a repair before closing.

I have some clients ask me this question when we are looking for a house. My response is just this "Do you want to know what may be happening to the house?"

Personally, yes I think if a person is buying a house to live in as a home, a home inspection is worth it. A qualified inspector will give an opinion of the house and not attach emotion to the house. Too often homebuyers "fall in love" with a house and cannot see the issues or don't know what to look for.

So, is a home inspection really necessary? The answer is up to the buyer.

What can you afford?

While I am not a mortgage loan officer, I can tell you the rule of thumb my contacts give me.

Remember, to figure out how much you can afford you will need to know these things.

Credit - right now, most banks like a 640 FICO score

Income - figure about 35% or so of your income to housing

Assets - what do you own? Not paying on, but own?

Reserves - do you have a month or two set aside, just in case?

Again, this is not hard and true but just a gauge. Please speak to your loan officer to see what you may be approved for.

Snow

Remember in many cities in the SE MI, you must remove snow and ice from your sidewalks within 24 hours or you may be tagged. Besides the fact that someone may slip, fall or hurt themselves and hold you accountable.

Lender's needs

When you receive your pre-qualification letter from your lender, it's pretty exciting! You have just completed the first step in seeing what you can afford in a new home. However, you will need to supply several things to your lender and you should know where the items are located. These may include:

Last 2 years of taxes - the whole package, not just the 1040
Last 2 pay stubs
Last 2 months of bank statements
Driver's License
Social Security Card

In addition to these items, your loan officer may require additional documentation. Remember, the many changes in the financial industry over the past few years have had an impact on the mortgage front as well and changes have been implemented for your LO as well. Be patient and when the request is made, remember, it's nothing personal that your LO is requesting, it's necessary for the mortgage process.

So in the last post we talked about what sellers may have to be prepared for in marketing their house in the busy holiday season. Here are a few more ideas and preparations.

1. Be elegant. Dressing a size appropriate tree with white lights and red ribbons or bulbs makes a simple, yet elegant statement upon entering the house. Don't use your family heirlooms or sentimental ornaments as they could get broken or lost in the hustle and bustle of showings.

2. If you prepare the outside with lights, wreaths or garland take a picture at night and send to your realtor to update photos on the MLS. This shows the house in a totally "different light".

3. KISS - Keep It Simple Sellers!!

We are now entering the time of year when many take on too much - too much shopping, too much food, too much entertaining and on and on. However, this is not a time to take on too much in the home.

For instance, if you are a seller and want to market your home during the holiday season be prepared for several things.

1. Fewer showings - just as the first sentence states, this is a time for a lot of extra activity and some people do not have the time to look at new homes.

2. Keep your decorations to a minimum, don't go all out like you may have done in the past. You want to make sure you are presenting your house in a festive environment without alienating prospective buyers.

3. Entice with smells - the good ones that is. Apples, Cinnamon, Cookies. Avoid strong scents - Garlic and Fish.

Unless you have been living in a cave located a bazillion miles from civilization, you have heard the term Short Sale. If you have been involved in a short sale, you know there is nothing in the process that is short. In fact it takes months just to find out if the deal you submit is accepted.

A short sale is, according to Wikipedia "a sale of real estate in which the sale proceeds fall short of the balance owed on the property's loan.[1] It often occurs when a borrower cannot pay the mortgage loan on their property, but the lender decides that selling the property at a moderate loss is better than pressing the borrower. Both parties consent to the short sale process, because it allows them to avoid foreclosure, which involves hefty fees for the bank and poorer credit report outcomes for the borrowers. This agreement, however, does not necessarily release the borrower from the obligation to pay the remaining balance of the loan, known as the deficiency."

Be aware - talk to your tax advisor, realtor, mortgage company, lawyer, etc.

Homeowner. Buyer. Investor. Realtor. Mortgage broker. We are all doing things we need to do to get the deal closed.

Homeowners should be doing all the right things to get their property noticed - clean, neat, welcoming yard, clean up after dogs, trust their realtor, etc.

Buyers should be doing all the right things to get their property purchased - be prepared, look at the houses and look past the personal items in a house, get the correct paperwork to the loan officer and in a timely manner, trust their realtor, etc.

Investors should be doing all the right things to add to their portfolio - be ready to act quickly, have everything needed to close the deal, trust their realtor, etc.

Realtors should be doing all the right things to work with both their buyers and sellers - be diligent, honest, listen, etc.

Mortgage brokers should be doing all the right things to work with the buyers, sellers, realtors, title companies, appraisers, underwriters, etc. I give credit to the mortgage brokers and the juggling they have to do to get some deals to close.

Remember no matter how perfectly a transaction is planned, issues arise and problems come full circle. Some things that may come up in your adventure - delays DO happen, plans get changed, life events continue, utilities are not on, appraisals come in less than expected, banks required more documentation than before, buyers get cold feet, inspections come up short, re-negotiations happen, water pipes burst, theft happens. Be prepared for any of these to happen. Hope they don't, but be prepared!
Then, when you go to closing, remember you now have a new house to call home and you can enjoy that bottle of wine from your realtor!
Be realistic.

House hunting essentials.
Remember to bring the following to make it easier on yourself during your quest:

Camera to take pictures - this is much easier than trying to remember or writing everything down.

Notebook specifically for house hunting - this is where you can write your thoughts on the houses you saw and it is in ONE place and not on several pieces of paper.

Flashlight - a little pocket one always comes in handy, even if your realtor has one.

Water - stay hydrated.

Wear boots or shoes you don't mind getting dirty or wet. Some houses will have water, mold and really dirty floors, not to mention if you are looking during the snowy or rainy times. Don't ruin your favorite pair of shoes looking at a house!

If kids will be joining you:
Bring a snack or two.
Bring a favorite book or video game.
Engage them in their thoughts for the house.

I've been working with some out of town & country investors lately - Australia, England, Japan, Italy and Chicago & North Carolina. It is a truly different experience from seeing houses with someone right next to you. Some clients want the houses without any work, others are open to sending in the contractors, if the price is right. Some are very specific, others not so much. Some want targeted areas, others are open to any area. Hmm, maybe not so different from prospective homeowners! While the experience is different, the house hunting is the same.......

Winterize

We were at a house the other day prepping it for the colder weather coming. Yes, it will get colder!! Client moved out of state and is now wanting to turn off the heat and electricity. I told her we really should get someone in there to winterize and such.
I met the contractor there and he drained the hot water tank, blew the lines and placed antifreeze in the toilets and such. Like the song says "Baby It's Cold Outside"!!! Hopefully this will preserve the integrity of the lines and no damage will occur.
So if you are planning on turning off the power to your house while it's up for sale, please winterize!!

Family

I was with a client recently who wants to sell her house. Not a big deal, right? Her sister was renting the house from her and issues came up. Needless to say, my client started eviction and judge granted renter 30 additional days to move out. Time passed and 30 days went quickly.
We (client, fiancee & I) were at the house the other day discussing things and sister was pounding on the locked door, she lives across the street now. We did what we were there to do and we started to leave. Sister confronted us outside and what I saw made me very sad.
Sister started to verbally assault client "I'm gonna F you up, you F'in B." And more. Client did not say anything. Then it started getting physical. Thankfully nobody got seriously hurt.
I talked to my client a little while later and she is just beside herself. She has tried to help her sister out for the past 2-1/2 years with housing and a stable home. Sister has not kept to the lease agreement and client terminated agreement legally. We talked and talked and I told her how it made me sad to see this transaction and how I hoped in the future she and her sister and the rest of the family could forgive each other and move on. She does too. I don't know how long it's going to take, but I certainly hope it does. Yes, client may be better off without sister and vice versa, but still, this is family! I'm grateful to my family and I can't imagine this happening with my brother, not that it couldn't, but I can't imagine.

I'm sure we have all heard the saying "Buyer beware." But renters??? Yes, it is true. The scam artists have found one more way to make some money. They are "renting" out homes not owned to them but to the government. They get the deposit and first month rent - which can be several thousands of dollars - and then the service company comes by and notices someone living in the property with a lease!!! Yikes! If you are a potential renter, take care and have a realtor check out the property to make sure it is legit. Maybe then, you won't get burned.

I am going to Chicago to spend Thanksgiving with my in-laws. This is the only time of year my husband's family gets together and we do enjoy it! This year is one of the niece's turn to host the gathering. I sent her home in September, with lots of things to make the preparation a little easier on her - several stock pots, serving platters, silverware and the like. The only issue is going to make sure we wash everything before we bring it home. Oh well, it's a small price to pay to enjoy the day!! Thank you Candice!

Homebuyer Credit Extended

The homebuyer credit was extended earlier this week. What does this mean?

First-time homebuyers will be able to take advantage of the 10%, up to $8k for purchasing a new home until April 30, 2010.

Also there have been a few additions to the credit -

Current homeowners can get a credit up to $6500.

Must be in contract by April 30, 2010 and close by July 1, 2010.

Income limits have increased to $125k and $225k.

So, if you thought you missed the credit, not so!

Well, there are some great incentives. 3% toward closing costs, $2,500 buyer incentives toward closing costs (yes, in addition to the 3%), pretty quick response and an owner occupant only bid for the first 2 weeks (approx)!! Showing safety

There have been more reports of realtors endangered doing their job - showing properties. So what do you do? I have talked to a few other realtors and these are just a few of the ideas that came up:

Never do a showing alone - have someone you trust with you.
Always have your cell phone on your person!
Make sure you are aware of where people are in the house.
Lead them from behind.
Carry a mag flashlight - this is twofold, one is for lighting, one is for personal protection.
Show properties during the day.
Make sure your office, family and/or friends are aware of your whereabouts.
Carry a personal protection implement.
Take a personal safety course and PRACTICE!!
Lock valuables away, take only your id, cell phone and keys with you.
Don't think it can't happen to you!

Homebuyer Stimulus

I got a call from a friend the other day asking me about the stimulus for first time homebuyers. She heard from a realtor and a mortgage rep that it had expired. I calmly told her it was available until December 1, 2009 (closing must happen on November 30, 2009) and she could even read more about it at www.irs.gov. Oh how happy she was!!!
She now understands a little more and with the help of her tax advisor, is ready to bid on a house. We are excited and she has already begun to pack! Closing will definitely be in time for her to claim the stimulus.

Realtor or Relationship?

I was out and about the other day and I was talking to a client of mine. She had introduced me to a friend of hers and said I was her realtor and friend. We talked for a few minutes and then parted ways. Her friend had asked me for some information, which I had given to her and I hadn't heard anything since.

The following weekend I was talking to my client and she said her friend had submitted an offer and was working out the details for the purchase of their new house. I congratulated her and then sat back and thought about our brief encounter. I was a realtor, she was looking for a house and my client introduced us...... Interesting, I thought. I was a realtor but wasn't in a "relationship" with my client in her eyes. There must be a relationship with others in order to get referrals and we all know referrals are what makes our business better - it doesn't matter what business you are in!

So I am talking a few additional classes on referrals, reading more books and getting more insight on people. This is interesting and it could just be the one that didn't realize I may have been able to help.

I'll post what I find and share some tips as well.

BTW - I choose the relationship!

Real estate, Really???

I was out with some friends a few days ago and someone overheard what I did for a living. They turned around and said "Really??" I smiled and said "Yes, why?" The conversation continued for a little while longer and after asking for my card they left. My friends were sitting there watching the exchange and just smiled. Yep, they just smiled.

I was thinking of that earlier today. So often, the only news about real estate is bad news and that's just not the case. Houses are selling! Buyers are buying! And if you don't believe that, just ask my family;)

So the next time you overhear a conversation or meet a realtor, don't act surprised they can actually make a living from their career path. And it's fun!!

Welcome to ME Houses & Homes Real Estate Blog! I'm glad you dropped in. Since this is the first blog, I thought I would introduce myself and let you get to know me a little better.

I am Melissa Emanuel and I am a realtor with ERA Classic Real Estate in Clinton Township, MI. I have been a realtor for over 3 years and have been doing other real estate related businesses before that. My family has been rehabbing houses for most of my life and now my children are "enjoying" rehabbing as well.

People, that is why I got into real estate. It is very fullfilling to assist someone in finding their home! The whole process can be overwhelming and to have someone next to you having gone through the process is welcoming. I enjoy being that person. I am part salesperson, part psychologist, part advisor and part referral partner among others. I believe in getting what you give and I strive to always give my best to my clients, customers and realtors.

I believe in the support and programs ERA has to offer. From the SSP (guaranteed sales program) to the referral base to the support from the corporate office to support to the clients. What a phenomenal company!!
